Suspended Ceilings — Common Questions.
What's the difference between a concealed and exposed grid ceiling?
A concealed ceiling uses a hidden steel framework lined with plasterboard, flushed to a smooth paint-ready finish. An exposed grid ceiling uses a visible T-bar metal grid with drop-in tiles. Concealed is typical for premium offices, showrooms and bulkheads. Exposed grid is the standard for schools, retail, healthcare and any space where services access above the ceiling matters.
How much does a commercial suspended ceiling cost in Perth?
It depends on the system, the area, the height, the services coordination and the access. As a rough guide, a basic exposed T-bar ceiling with mineral fibre tiles starts around $55–75/m² supplied and installed. A concealed plasterboard ceiling flushed to Level 4 is typically $90–130/m² depending on bulkheads and details. Send us the drawings and we'll give you an actual price within 24 hours.
Do you supply and install, or just install?
Both. We have trade accounts with all the major suppliers (Westgyp, USG Boral, Rondo, Knauf, James Hardie) and can supply and install on a turn-key basis, or install client-supplied materials if the builder prefers to procure direct.
Are you Rondo certified?
Yes. We install Rondo concealed and exposed grid systems to manufacturer specification, including the seismic-rated systems required on certain commercial builds. Our installs comply with AS/NZS 2589 and the BCA / NCC.
Do you work across all of Perth metro?

How quickly can you start a job?
It depends on the size of the job and our current commitments, but we typically have crew available within 1–3 weeks of contract award for medium-sized projects. For urgent works or fill-in jobs where another contractor has dropped out, we can often respond faster — that's actually one of the situations builders call us for most often.
Do you provide SWMS and insurance documentation?
Yes. We hold current public liability insurance and provide site-specific SWMS on request. White Cards held and we meet all standard site induction requirements.
